TPO for Residential Flat Roofs and Low-Slope Areas
Beat the Dallas Heat: Why TPO is the Ideal Commercial Roofing Material
Extreme Energy Savings: The hallmark of our TPO systems is their highly reflective white surface. This quality is crucial in Dallas and DFW, as it deflects up to 85% of the sun's UV rays, significantly reducing solar heat gain. This translates directly into lower air conditioning loads and up to 30% reduction in cooling costs for your business.
Built for Texas Durability: We install rugged systems, typically using GAF 60mil TPO white single-ply membrane, which is resistant to tears, punctures, and common commercial contaminants. The material's flexibility allows it to easily accommodate the building's movement and the extreme temperature shifts in Dallas, TX, preventing cracks and splits.
Superior Waterproofing: Unlike older systems, TPO membranes are installed with heat-welded seams, fusing the material into a single, monolithic, waterproof layer. This creates a seal that is stronger than conventional adhesives, ensuring reliable leak protection for your commercial investment.
Enhanced R-Value: We don't just stop at the membrane. Our roof assembly includes state-of-the-art insulation—such as two layers of 2.2” ISO—staggered to reduce thermal bridging and achieve a superior R-Value (e.g., R-25.2). This critical layer maintains stable indoor temperatures and further maximizes your energy savings.

What warranty coverage does Arrington Roofing provide for a TPO roof installation?
We offer one of the industry's most robust warranties. Our standard coverage includes a GAF 20 Year Diamond Pledge, NDL (No Dollar Limit) type, Non-Prorated, Fully Transferrable, Material & Labor Warranty. This means GAF covers both the material and our installation labor for 20 years. As a certified GAF Master Contractor, we also provide our own 10 Year Certified Installer’s Workmanship Warranty, guaranteeing against any leaks originating from our work, with a rapid 3-day service call period (weather permitting).
How does Arrington Roofing ensure the TPO roof provides proper drainage and prevents ponding water?
We take multiple steps to ensure superior drainage, particularly around critical components:
Tapered Insulation: Within an eight-foot zone around drains and scuppers, the roof insulation is tapered to promote positive drainage and minimize the possibility of standing water (ponding).
Heat-Welded Drains: All new drains and scuppers are replaced with TPO-coated metal units. This allows the TPO membrane to be heat-welded directly to the drain flange, creating a permanent, watertight bond that is superior to adhesive tapes.
What steps are taken during the TPO installation process to meet energy codes?
To ensure your building meets current energy conservation codes and maximizes efficiency, we include high-performance insulation. We install a minimum of 4.4” thick ISO (polyisocyanurate) insulation to achieve an R-25 value (or better). The ISO boards are secured directly to the deck with specialized fasteners at a rate of at least 8 fasteners per 4x8 boardto ensure the insulation is stable and code-compliant.
What thickness of TPO membrane does Arrington Roofing typically install, and why?
We generally provide and install a GAF 60mil TPO white single-ply membrane. The "mil" refers to the thickness (60 thousandths of an inch). We choose this thickness because it offers the optimal balance of puncture resistance and flexibility for commercial properties in the DFW area. The white color is highly reflective, maximizing the roof's energy-saving cool roof properties. The membrane is mechanically attached at all seams at 12" on center through the insulation into the decking for maximum stability.
